Working with General Contractors

We bid fast, show up when scheduled, coordinate with your other trades, and close out punch lists without callbacks.

If you're a GC running commercial projects in Northern California or Western Nevada, you need an acoustical ceiling sub you can count on. We bid from plans, attend pre-con and coordination meetings, schedule around your other trades, and deliver clean installations that pass inspection the first time. We've worked with general contractors on everything from 2,000 SF tenant improvements to 50,000+ SF government building renovations.

Subcontractor Qualifications

Here's what we bring to your project:

  • California Contractor's License #1029090 — active and in good standing
  • Fully insured — general liability and workers' compensation. COIs available same-day.
  • Own crews — we don't sub out the work. The people who show up on day one finish the job.
  • 100% commercial — this is all we do. Every crew member works on commercial job sites every day.
  • Bonding — available for projects that require it

Bidding and Pricing

Send us the plans and specs. We turn bids around fast — typically 3-5 business days for standard scope, faster if you need it. Our bids are detailed and clear:

  • Line-item pricing by area and product
  • Inclusions and exclusions spelled out
  • Alternates priced separately
  • Material lead times noted
  • Labor duration estimate

No hidden costs, no surprise change orders for things that were clearly in the plans. If we see something in the drawings that'll be a problem, we flag it in our bid — not after the contract is signed.

Scheduling and Coordination

Ceilings go in late in the sequence. We get it. We need above-ceiling MEP rough-ins complete, fire sprinkler heads set to final height, and enough clearance for our grid layout. We attend coordination meetings, mark up ceiling drawings with our grid layout and hanger locations, and communicate early about conflicts.

When we commit to a start date, we're there. If something changes on your end — another trade running behind, inspection delays, owner changes — we flex with it. We keep crews available for rescheduling because we know it happens.

For occupied buildings, we work whatever hours keep your client happy — nights, weekends, phased zones. We protect existing finishes, contain dust, and leave the area clean at the end of every shift.

Prevailing Wage Compliance

We do prevailing wage work regularly — federal (Davis-Bacon), state (DIR), and local requirements. Our payroll is certified, our workers are properly classified, and our documentation is audit-ready. We submit certified payroll reports on whatever schedule your project requires.

Government projects, school bonds, university work, public infrastructure — we've done the paperwork on all of them. Your project labor compliance team won't have issues with our submittals.

Value Engineering

When the budget is tight, we can suggest alternatives that save money without sacrificing performance:

  • Switching from fiberglass tiles to high-performance mineral fiber — same NRC, lower cost
  • Using standard grid profiles instead of specialty narrow-face where the architect allows
  • Recommending felt baffles over wood baffles for similar acoustic performance at a fraction of the price
  • Identifying areas where a less expensive tile is perfectly adequate (storage rooms, back-of-house)

We bring options, not just a take-it-or-leave-it number. If you need to sharpen the pencil, we'll work with you.

Punch Lists and Closeout

We walk our own work before you do. Our foreman checks every room — grid alignment, tile seating, clean cuts around penetrations, no damaged tiles, no fingerprints. When your super walks it, the list should be short. If there are items, we address them the same day or next morning. We don't disappear after the ceiling is up.

Closeout documentation is submitted promptly — warranty letters, O&M manuals, as-built markups, product data for the building owner. We know closeout paperwork holds your final payment, so we don't drag it out.
